Shinjuku, one of the busiest areas in Tokyo and known as a commercial and entertainment hub, has decided to ban more than half of short-term rentals due to increasing complaints from residents about problems caused by tourists. This decision will particularly be implemented in residential areas and near schools and will be officially announced soon.
Residents' Anger Over Tourist Disturbances
Shinjuku houses nearly ۱۰ percent of Japan's ۴۲,۰۰۰ short-term rentals, but recently residents have become seriously concerned due to the inappropriate behavior of some tourists, including failure to adhere to waste disposal regulations and creating noise. One local official stated, "With the increase in private rental businesses, complaints and issues related to them have also risen."
In the last fiscal year, complaints regarding short-term rentals in Shinjuku increased by about ۴۰ percent. The official added, "Many complaints are related to violations of waste disposal laws, while other complaints include smoking in prohibited areas and invasion of privacy."
Global Impacts on Short-Term Rentals
This action comes as other major cities around the world, including New York and Barcelona, are also seeking to limit short-term rentals. Overtourism has become a serious issue in Japan, and residents of Kyoto and other tourist areas are tired of overcrowding and rising land prices.
In July, the Japan Tourism Agency allowed municipalities to regulate short-term rentals if they threaten the tranquility of life and the educational environment. Meanwhile, Kyoto is also considering banning short-term rentals for new properties in residential and industrial areas.
Given these developments, it seems that Shinjuku is trying to strike a balance between the needs of residents and tourists, but will these measures truly solve the problem of tourist disturbances?
